Important news about the draft house.
Yesterday evening, I received this e-mail from the owner of the draft house.

    Mr Gordon,

Something big has come up with regard to our lake house. We purchased a nicer home 2 doors down. The home is only about 100 yards from the existing home but is a major upgrade. It has 500 feet of shoreline, a beautiful water view, quiet area in front of the dock for safe swimming, 10 feet deep water at the dock (kids can jump from sundeck), much larger great room, luxurious first floor master suite, awesome kitchen, screened in porch and more finished space. I'll send you a link to drop box with pictures of the home in a vacant state.

We plan to close on Thursday and move this weekend. All of the furnishings in our existing lake house will migrate to the new home this weekend. We will then have 2 weekends to get organized prior to your stay. Not a lot of time to get things tuned but we think we can pull it off.

I think you will be pleased with the upgraded home, at no additional cost to you. However, if you have any concerns, I would like to speak with you about them. Take a look at the pictures and give me a call to discuss.

    -Pete

I called him as soon as I read this. He seems extremely confident about being able to get everything moved into the new house by the end of this weekend. I let him know that having working internet service is a top priority for us. He said that he should be able to get that set up for us in time. He told me that if for some reason he isn't able to get everything ready in time he's more than willing to refund our payment and help us find another suitable place.

My gut feeling on this is that everything should be fine and we're actually going to have a nicer place. He sent me a dropbox link with 44 pictures of the place.

What are everyone else's feelings about this situation?

    Thanks for the update, Stu.
I think you said it--as long as internet is working, this could be an awesome upgrade for us!

    House info
So looks like the house that is being offered instead of the one we RENTED is 3 Bed rooms. It is bigger by a substantial amount of Sqf. At this time, there is no internet service. here is the link to the listing on trulia.com http://www.trulia.com/property/3039428579-142-Aimee-Ct-Bracey-VA-23919

It is a foreclosure, but apparently has had some work done on it and has only been foreclosed in 6/2015. We are trusting the owner to move all needed furniture and appliances into the house and set up the internet in 16 days.

Or we can go somewhere else. Here are a few places i have found.

    http://www.vrbo.com/254657

    http://www.vrbo.com/655785

    http://www.vrbo.com/294916

i am worried but willing to see what happens. i think it is important to get EVERYONES opinion on this. Speak up!!!

i'm concerned about the 3BR, 2.5 bath configuration
seems like we'll be cramped with 10 of us into 3 bedrooms?

i really like the first three links that Billy posted and would entertain a quick change. something about the bait-and-switch of our original house keeps bothering me. that drastic of a change may be tricky, however, since it's only 16 days away?

    head scratcher fer sure
Pics of the empty new place are just "Meh" to me. Not that we need luxury, but the second one Billy listed (unique log home) looks sweet. I'm game to hang tight and see too, though if the place isn't ready, etc. it would be a bummer, even if we got a full refund/free weekend. So I'm reading that this guy will help us find a new place? Kinda have a funny tummy feeling for me on this. I've never heard of anything like this happening to anyone else with VRBO.

BTW, I will be paying dues this weekend. Just waiting to get paid...

I'll come along to go along, with reservations. But if someone has time to turn and burn, I'll go there too!

3 bed 2.5 bath might be a deal killer
What was the old house, 5 bed 4 bath? I think given the uncertainty with this new place that it's worth inquiring about some of Billy's vrbo options. I'd lean towards the ones closer to the VA border to give Stu his first short trip. I think that #1 and #3 in Billy's list meet that criteria.

Saying that, I'm sure that we will have a blast no matter where we go, so I won't fuss about any decision the group makes.

I didn't even look at locations. I agree Stu has earned a quicker trip. But look. If this dude deals with Charter, he may not get the Interwebs until Halloween.

I did message the guy this afternoon
I told him that there are some concerns and we're trying to see where we stand as a group. I didn't give much more information than that. He replied saying that the DSL and DirectTV are scheduled to be installed this weekend.

Here is a link to the slideshow file he sent me.

    https://www.dropbox.com/s/ow81lbfwn7kdr00/142%20Aimee%20Slide%20Show.pptx?dl=0

I'll let him know that 3 BR, 2.5 Bath are a big concern right now.

One thing we all missed on the original listing is that they don't provide linens or bath towels, we would have to bring those ourselves. He verified that for me when I talked to him yesterday.

Of the choices that Billy gave, I prefer any of the lake houses over the beach houses. It looks like the Lake Gaston house (3rd option) only has 9 beds, 2 are kings.

    If it makes any difference
I'm fine with a sleeping bag on a coach or in a closet. I'm probably only going to be able to stay Friday and Saturday nights as we just had to put my dad on hospice and I don't want to be away if anything happens. Any of the options are fine but I'm ready to vote if that is what's wanted.

    I'll bring a tent
I'm okay with the groups decision.

But my thoughts is that this is a downgrade.... huge downgrade in rooms, if there is no internet, DEAL BREAKER! If anything, they should give us a huge discount. Like, percentage of rooms downgraded = % Clearance. If not, we should find a different spot.

If so, then cool, I'm totally down with pitching a tent and camping on the lawn, it'd be kinda amazing, and I won't have to hear you mofo's snore and can rub one out in peace.

    House
I I had to pick one, it would be the first house on the list I posted. I do think this new house the guy is offering is a downgrade b/C if the bedroom sitch. Let's see what stu hears from him, and it works we all good. If not, we are prepared for something else. If we do go with something else, we all need to work together to make sure stu gets his money back

I sent another message this morning
I let him know that 3 bedrooms were a big concern. This is the response I received about 30 minutes later.

    Stuart,

Bedrooms are important to us too. The home has 3 bedrooms on the first floor and 2 bedrooms on the second floor. Similar to old house, there are 5 bedrooms in the new home. The first floor has 1 king and 2 queens in 3 separate bedrooms (one larger guest room will have a queen and a twin). The upstairs has 1 queen in a separate bedroom and the 5'th bedroom will have the 2 bunked bed sets plus 2 twins.

You can sleep 4 guys downstairs and 7 guys upstairs in beds without sharing a bed. Plus we will have a number of additional twin beds in the upstairs loft/play room and upstairs rec room. We have 8 twins in the unfinished area over the garage in old home. Those twins were not available to renters but will be in the new home. Easy to move another twin mattress to the other guest or master bedrooms. You will have choices as to where to sleep.

On the bathroom front, there are 2 1/2 baths in new home where old home did have 4 full baths. That is the area I mentioned that is a bit of a step back. The old home was 2600 sq ft while the new home is 4000 sq ft. Much more space in new home plus the unfinished screened in porch.

The new home is actually better in person than the pictures present. The old home was a great lake house, the new home is an AWESOME lake house! Likely our rent will increase from $2300 to $3200 per week in peak season, just to give you an idea.

Attached is more information about the home.

Still, if this is unacceptable, we can cancel and I'll return all money. Hope you will give the new home a shot. Let me know what you decide to do.

    Stay.
I have an inflatable mattress that I love. Bringing it. We should be fine. Piss in the bushes. Shit once on Sunday. 4000 sq. ft. Is a nice chunk of space. Thinking of you and your family Scott.

I had a very good conversation with the owner today.
I really feel that we have nothing to worry about with this.

He was telling me that with the size of the septic systems in that area, people can't legally list houses for sale as having more than 3 or 4 bedrooms even though most of them do. If you go and look at the listings for this particular house, they show 3 bedrooms and 2 "extra rooms." He completely understood why we got a little spooked when we saw only 3 bedrooms listed.

When the house isn't being rented, he and his family will stay there - that's what they've done with the original house. They will be there for Labor Day weekend, which is why they want to move everything in there as soon as they can after closing tomorrow (he put the fridge in yesterday).

As for the closing, apparently it has been delayed a few times. It was supposed to happen a few weeks ago. He says it's basically a done deal (and has been for a while), which is why he has been able to get into the house and do some work on the place before the closing is finalized.

He seems like a really nice guy and the 2 conversations I've had with him gave me no reason to think otherwise. The whole time I was talking to him this afternoon, he kept mentioning that if we want to back out at any point he'd have no problem with that and he'd refund everything. I kept replying to him that we got over the initial shock of having this thrown at us last minute and we're looking forward to staying there.

    Sure... the owner SOUNDS nice...
But does he beat his kids? Because I would be absolutely sickened by that. It would not just be a matter of a Dad going all old school with a "switch"--this man would likely have a history of extremely abusive behavior, and the testimony of his child would be heartbreaking. If so, this "man" should be tried, convicted and imprisoned. He shall no longer be our renter, and he should never be allowed to rent to the general public again. I would ask that he be removed from VRBO, Homeaway, Flipkey, etc. If he chooses not to, and someone rents from him freely, then I am fucking outta here. Things like domestic violence and child abuse only change when someone makes a stand. I am making mine right here.

Seriously, thanks for all your hard work, Stu. It sounds like we've upgraded, if anything. If there are mints on our pillows, we have you to thank.
